Rental Agreement
A rental contract is concluded between the tenant and the landlord. The agreed rental period is binding. The landlord’s total liability towards the tenant is limited to the rental amount specified in the rental contract. In the event of complaints or damages, the landlord must be notified immediately.
Payment Terms
A deposit of at least 20% of the rental price is due within 7 days of receiving the booking confirmation and must be transferred to the landlord’s account. The remaining balance must be paid no later than 4 weeks before arrival. Payment terms may differ for short-term bookings. Personal reasons on the part of the tenant (e.g. illness, work obligations, etc.) do not exempt them from payment of the rental amount, nor do reasons for which the landlord cannot be held responsible.
Cancellation Policy
The tenant may withdraw from the rental agreement at any time before the rental period begins. In this case, the tenant agrees to pay a flat-rate compensation according to the following schedule:
Up to 45 days before arrival: 20% of the rental price
44 to 30 days before arrival: 40% of the rental price
29 to 22 days before arrival: 60% of the rental price
21 to 14 days before arrival: 90% of the rental price
From 13 days before arrival and in case of early departure: 100% of the rental price
The tenant may provide evidence of lesser damages at any time. Cancellations or terminations must be made in writing; the date of receipt by the landlord is decisive. We recommend taking out travel cancellation insurance. In the event of an official accommodation ban for tourist purposes issued by the state of Schleswig-Holstein, the tenant is entitled to cancel the contract free of charge. Alternatively, the tenant may opt for a free rebooking (costs depending on the season).
Arrival and Departure
The property can be occupied from 3:00 p.m. on the day of arrival. If the property is not yet ready at that time, there is no claim for compensation. Key collection takes place via a key safe with PIN code. On the day of departure, the property must be vacated by 11:00 a.m. at the latest and left in the following condition: • Swept clean • Trash bins emptied • Paper waste and bottles disposed of • Dishes washed and dishwasher emptied • Fireplace and grill cleaned • All windows and doors closed
Liability
The property may only be occupied by the number of persons specified in the booking offer. The tenant must treat the property and its furnishings with care and is liable for any damages caused by themselves, their fellow travelers, or guests during the rental period. In case of damage, the landlord must be informed immediately. In the event of loss or damage to the key, the tenant shall bear the cost of replacement. The landlord is responsible for providing the rental property in accordance with the contract. The landlord is not liable for damages caused by force majeure, or for loss or damage of personal belongings brought onto the property.
Internet
If the property provides free internet access, the guest will receive the access data upon arrival. The landlord is not liable for any internet outages. The tenant indemnifies the landlord from all damages or third-party claims resulting from any illegal use of the internet during the stay by the tenant or accompanying persons.
General Information
All properties are non-smoking. Pets are only permitted upon prior request and confirmation by the landlord. If any provision of this rental contract or these rental terms is or becomes invalid, the validity of the remaining provisions shall remain unaffected. In place of the invalid provision or contractual gap, the relevant statutory regulations shall apply.
